Randal and Erik talk about what the COVID-19 Disclosure includes and how this is part of the New Normal in real estate. 


Randal:
What is a COVID-19 disclosure? Welcome back to Stay Focused, Focus Real Estate's weekly video series. This week we wanted to chat with you just on a light note, on a quick note about a new thing that we're starting to see. And we have been seeing for the last couple of months.

Erik:
Just to make you aware of it, inform you of-

Randal:
A new COVID disclosure, COVID-19 disclosure that we're seeing a lot. The bigger the company that the agent works for, the longer the disclosure. We are not attorneys. We're real estate agents. That's what our licensure is in the state of Massachusetts, so we're not here to advise our clients definitely on what is the best legal requirements for all of these things. We've been simply including a statement that says buyer and seller mutually agree to make any adjustments necessary due to delays due to the COVID-19 crisis. And who knows? We're going to see peaks, and valleys, and peaks, and valleys in this crazy thing. I'm sure things are going to change. They change in different states at different times. Lenders are in different areas. So, we're all kind of rolling with this.

Erik:
That we all need to work together, both all the professionals and the buyers and sellers. What are the changes, and what are the needs due to COVID-19?

Randal:
So, we're rolling with that. We're here to watch out for those things for you. We're here to help you through those, and we'll stay on top of this for you, so you don't have to worry so much.

Erik:
And then work with your professionals, the attorneys and stuff, on the specific legalities, and legal languages, and protections, and things like that, so they know your intent, and the seller's intent, and buyer's intent and can all make it happen for a smooth transaction, even through these crazy times.

Randal:
On the other end, we really haven't seen any delays due to this. You know, at the very beginning of course the market completely stopped. Nothing was happening. Then everybody got used to a new normal and we're continuing down this path foreseeing any possible hiccups that could come into this. We're here to provide the guidance that you need around these disclosures and contingencies.

Erik:
