Randal:
Do you smell smoke?

Randal:
So as a part of every transaction in the state of Massachusetts, we have got to work with the fire department.

Erik:
A home that is selling ...

Randal:
A fireman.

Erik:
... has to have the local fire department certify that they have working smoke detectors and carbon monoxide detectors in order for that property to transfer.

Randal:
Electricians can't do this for us. We have to have the fire department. If you happen to live in Brookline, they drive up in the cute little red truck and they all get out with their little uniforms on. It's hysterical, right? But we have to have your smoke detectors tested by the fire department to close your property, right? As a final sale preparation.

Erik:
Requirement by the state.

Randal:
Make sure that we have the smoke detectors, make sure that we're working and they're in the appropriate location. Quiz me. Any of you. I can tell you everything you need to know about where smoke detectors go because of this regulation. We really do like to pull this off of our client's plate because it's kind of a pain in the ass, if I can tell you the truth. But we know it. It would be a real pain in your butt, because you don't know the code as well as we do it.

Erik:
So there has to be certain types of smoke detectors. They have to be placed in certain placements.

Randal:
If they're a [inaudible 00:01:14], smoke detector, they have to talk. Anyway, this is just part of what we do to get a transaction to the closing table.

Erik:
And make sure we have all the proper certificates and everything to close.

Randal:
So coordinating with the fire department, making sure that all your smoke detectors are currently to code whether we help you do that yourself, we get an electrician and change them out. Get the smoke department through. It's like waiting for the cable person to give you a time from eight in the morning until noon to come and test your smoke detectors.

Erik:
And then every inspector is a little different.

Randal:
We cover all the bases for you. So that's going to happen.

Erik:
Yeah.

Randal:
Anyway.

Erik:
It's something we do. Something we deal with on a daily, weekly basis. Every house, you all should have working smoke detectors, but if you're going to be selling, are they the right ones?

Randal:
Don't change any of them. We'll do it. Because I don't know how many times I've gone into my client's house. And they're like, "Man, I just changed all the smoke detectors a month ago."

Erik:
"We're good."

Randal:
"Two months ago, they all work fine." And I'm like, "I'm sorry. But all of them have to go because they're all ionization and they have to be [crosstalk 00:02:14]." And they're the wrong kind. I had no idea. Did you have any idea that this video was going to be so much fun to talk about?

Erik:
I did. That's why I chose it. I knew this would push a button.

Randal:
It's probably no fun for you. It's really fun for us because we get to rip on this and have some fun with it. But it's a really serious thing. Your property won't close without a smoke certificate from the fire department of whatever township you happen to live in. You can rest assured we'll coordinate that and make sure that happens for your closing. I hope you have some questions about smoke detectors in this inspection thing.
