Welcome back to Stay Focused, Focus Real Estate's weekly video series.

Randal:

Erik:
Weekly. It's another week. One question we get a lot,

Randal:
Is this the right time to invest?

Erik:
Is this the right time to invest? How should I invest?

Randal:
So you always hear the stories of the guy who bought up the houses for $7,000 a piece in 1977. We tend to look backwards and see these really low prices, and what I challenge you to do is look forward and think of our price ranges from a perspective of 20 years from now. Where are you going to be in that time period and how can you look back on that time and say, oh, I'm really glad I made that three family investment for a million and a half dollars in 2021. I can't believe it's worth $4 million today. Conversely, even if that doesn't even appreciate an extraordinary amount, you buy a three family house today, you break even on it, your tenants are paying your mortgage over the next 10, 15, 20 years. You go to sell it and get all of that money back.

Erik:
Yeah, there's two ways to look at it.

Randal:
There's many ways to look at it.

Erik:
You could look at what is your monthly gain. So what are you making per month? Or you could look at it in a long term, maybe I'm not making a lot monthly, but it's a long term investment.

Randal:
So really, there's no better time to invest than now, especially if you're a long term investor, if you are looking way into the future, because we do know this with over a hundred years worth of data in the housing market is about 5% per year worth of appreciation. So the market may have small ups and downs, and dips and peaks, but over time, you're going reap those rewards.

Erik:
And let somebody else get that rental income and let somebody else pay for that while you get the appreciation. So if you have questions on investing and is now the time?
