Welcome to Stay Focused, Focused Real Estate's weekly video series.

Erik:
When you're online or you go to an open house and you're talking to the real estate agent, do you know who you're talking to, who that person represents?

Randal:
And who they're working for?

Erik:
And who they're working for?

Randal:
And how is it important? So, really quickly without, I mean, we could go way deep and into the weeds on this one, I'm telling you, but to stay on the top of it, but to give you enough information to help you make the right decision for you, realize that every real estate agent in the state of Massachusetts, by default, works for the sellers. All of the sellers. We've never met them, but that's who we're working for, unless you make an effort to work directly with someone, right, as a buyer. So when you're out there going to an open house, it is very likely that that person at that open house represents somebody other than you, and you cannot even hire that person to represent you.

Erik:
And we're supposed to tell, our licensing law says we're supposed to tell, all the consumers when we first started having a conversation with them, and we're talking about any specific property, who we work for. Do we represent the seller, or do we not necessarily represent the seller? Can we represent a buyer? But that's not always practical and that doesn't always happen in the real world. So unless the agent tells you that they can represent you, don't assume that they're there for your best interests.

Randal:
That's why you'll see, when you go to open houses, a simple little sheet of paper that says who the agent is working for, and most of the time what that says is, "This agent works for the seller of the property." So it's an important thing to know about, and one of the things that I really wanted to drive home with this talk more than anything is the importance of working directly, as a buyer, working with a buyer's agent directly, so that they can be doing all of this communication for you, so you don't find yourself in a situation whereby you're giving up all of your personal information and motivation to somebody that actually is working for someone else and can't come aboard to work for you. But do you want to give away your personal, private, confidential information to someone that can't represent and work for you? So it's important really early on in your process to align yourself with a really good buyer's agent, so that they can get that communication done for you.

Erik:
Even now, it's sometimes more confusing to consumers out there with the online, all the online websites and search engines that you can find properties online. You go, you click, "For more information, click here." Someone contacts you. Who is that agent who's contacting? Is it the listing agent? Is it someone who works in the same office or same team as the listing agent? Is it just someone who's paying that online company?

Randal:
So one of the things that we really always do when we're working with a buyer is sit down and talk about what we're doing, who we're representing, how we can help them through the transaction, so that they're fully informed when they enter the marketplace, "Hey, this is how things work," and you're really comfortable.

Erik:
Especially if you're a buyer and you're working with a good agent, don't ever feel like that asking that agent for information is bothering them. That is their job. Don't go to the open house or go to something online and request information from someone else. Your buyer's agent is there to help you out.

Randal:

How many times are we doing a showing where people are like, "Well, we can change this and we can do this and we can make it mine this way," and they usually don't do it themselves. They're needing support, they're needing assistance, they're needing contractors, they're needing electricians, they're needing all of these people.

Erik:
Painters, designers, landscapers, you name it.

Randal:
Sometimes it's funny because when people call us and say, "Hey, listen, I need a this or a that." We're like, "Well, would you like a budget, would you like a medium, or do you want a top tier- "

Erik:
Luxury.

Randal:
"... luxury feel." We can help accommodate our clients on all of those, because some people are really super particular and some people are like, "I just need somebody to slap some paint on the wall." We have just a large book of people that we work with that can help people out and just do a variety of different things.

Erik:
Yeah. We want to be your concierge, your service for all things real estate, not just in the sale, and help you make your home your home.

Randal:
Oh, and we're also notaries.

Erik:
Oh, by the way.

Randal:
Oh, by the way. If you need a notary service, give us a shout. Anyway, if you need referrals for anything or want a little bit more information about the services greater than the buy or sell part of the transaction.

Erik:
Beyond the closing.

Randal:
