What is going on with interest rates?

Erik:

Welcome to Stay Focused, Focus Real Estate's weekly video series. And we're here today with Nathan Hartseil. Nathan has been a guest of ours in the past. Some of you might have remembered him. A lot of our clients have actually worked with Nathan and we have mutual clients. Nathan is our preferred lender and you are with Main Street Home Loans.

Nathan:

Correct. Thanks for inviting me. And I mean, this is a market of opportunity right now. I have been going through my pipeline from say the last two years, buyers who were kind of beat up from the market who couldn't drop all contingencies or didn't have a large down payment or wasn't in a top tier for credit.

Erik:

Because the last couple years, that's what buyers had to do,

Nathan:

Absolutely.

Erik:

To be even accepted. It wasn't about getting the financing, It's getting a seller to even look at their offer. They had to have no mortgage contingency, big down payments. If they were getting a mortgage still dropping home inspections. We're not seeing so much of that anymore.

Nathan:

No, not at all. We've always had these great programs for these borrowers but now is the time to really capitalize on this market. Now is your chance to go out there and not only get a home, but get a home at a more level market with a great program 'cause people have been deterred. People feel beat up from the market the last couple years and have kind of lost hope. And you know, the dream of home ownership is so exciting that, you know, you never want to hear somebody like "I can never own a home, especially in this market." You know, now is the time. Now's the time to--.

Erik:

The dream is alive, everyone.

Nathan:

It is.

Erik:

Take advantage of the opportunities and maybe a little higher interest rates, but there's programs out there and there are more opportunities for buyers in the market.

Nathan:

Jump back in.

Erik:

Yeah. Excellent, excellent. Well, Nathan, it's been great having you here.

Nathan:
