Everything you need to know about off-market listings and whether you should consider selling your home off-market.

We were stopped the other day by some neighbors and friends to say, "I see off market. What does that mean? Does it means it's not available?" And what is that about? Well, sometimes this is simply about a seller that A, Maybe doesn't want their property with a lawn sign and on MLS and go through open houses.

Erik:
And the whole world to know.

Randal:
And the whole world to know.

Erik:
But they have some interest in selling.

Randal:
Yep. Sometimes, one of the ones that we just did recently, a seller had some tenants in the property. It really wasn't in showable condition. And he's like, "Hey, listen, we're going to list this later. If you got somebody in the meantime before my tenants move out, give a shout." So it's these kind of-

Erik:
It's kind of a soft market.

Randal:
It's kind of a soft sell market and it's really a fun way to match people and properties, right? What we have at Focus Real Estate is a priority access program. And basically what that allows our clients to do is access properties before they're available widely to the entire marketplace through our affiliation with MLS. We really try to leverage all of these relationships that we have after 20 years of being in the business of real estate in this area. We know a lot of people, so sometimes a client comes to us and goes, this is what I'm looking for. And so we'll call out to some clients and some past clients that we have to look for those types of properties and then other times it's the reverse. I'm thinking of selling. If you have somebody that's interested, let me know. That's what an off market listing is. If you see them advertised by us, try not to be confused.
