Can you sell your house in the morning and buy a house in the afternoon? Stay tuned.

Bunny:
Hey, I'm Bunny Cecchetto for Focus Real Estate. Thanks for tuning in. Today, I'm going to talk about what it takes to sell your home and buy your home at the same time. I know complicated and daunting. I can tell by the look on your face but I'm going to go through it step by step. Real estate is a linear process, one step at a time. The benefit of being in the business for a long time, is that I've aligned myself with some great professionals and I will refer to you the perfect lender and realtor that is right for your sale.

Bunny:
A lot of sellers have equity in their home and they can draw on that equity when they want to purchase their new home. Some sellers don't have that equity and we put a contingency in the sale for them to find it's contingent upon them finding suitable housing.

Bunny:
Right now in the 20 years I've been selling real estate, I've never seen a sellers market like it. So for you as a seller, then not only means that you get a premium sale price for your home, you get to set the terms. So what does that mean? If you need a quick closing or an extended closing, that's a term and if we want to do a rent back. What's a rent back? I know it's a funny term, isn't it? You can have, request a quick sale that the buyer buys your house in 30 days and then you rent been back from the buyers for 60 days.

Bunny:
So what that does, it gives you the funds that you can buy your new home without having a contingency in your offer. It's powerful. So if you don't have the liquid assets right now to buy the home of your dreams, don't let that stop you. You have options. Let me know.

Bunny:
Step three. This is a simultaneous and in two part and actually the most fun part. You get to start looking at properties. We help you find the right home for you. It may take a while, but I'm patient, as long as you're patient. And while we're doing that, we're getting your home ready for sale. Here at Focus, we have a proven method. It's called the Three P's. It's called prepare, photography, and promote. And we are with you every step along the way. We have great contractors.

Bunny:
If have some sprucing up, you want to do, when we help, we help you figure that out. We do outstanding photography and then we promote, and then I get to do what I do best. I sell your home. Once the sale is done, we have negotiated the contracts, we get back in touch with the realtor for the home that you're buying and their real estate attorney and we set the date. Literally, we sell your house in the morning and you buy your new home in the afternoon.
