Realtor Bunny Cecchetto Explains Your Options Sell For More This Spring

 

Bunny:
Can you sell your home without an inspection? Stay tuned. Hi, I'm Bunny Cecchette from Focus Real Estate. And although we're in the middle of the winter, the spring market is right around the corner. Recently had a meeting with sellers, getting them prepared for their sales, and I keep on getting the same question. Bunny, do you think I would get an offer without a home inspection? So I say, "Let me get out my crystal ball." And I say, "Hmm, I see all the stars aligning. Cash offer, no contingencies, no inspections." But then I get realistic and I'll say, "Most home sales do have home inspections." So we decide how are we going to approach it. I work with sellers that have new homes, older homes, homes that have issues, homes that don'. So as a seller, you have to two ways to handle it. You can disclose, or you can repair. Most people do have items to disclose.

Bunny:
So what we do is we work with them and we do, what's called a Sellers Statement of Property Condition. And it's a form that we draft together and we go over the major components of the home and we list the age and the condition. And then once that is done, when the buyers are making an offer, we give them the Sellers Statement of Property Condition. And I actually love this form because it creates transparency. The buyers know what they're getting. And by knowing what they're getting, it creates a confidence in their purchase. So when the home inspection comes up, they're already prepared for what the home inspector is going to say. So it takes away a lot of the mystery and it helps with the negotiations. And then I have homes that are in great condition, but need a little bit of work to be done. So we can do the repair work and we can help get ready for the sale.
