Four tips to help you prep your home for an open house while you still live there.


Mark:

Welcome back to Stay Focused, Focus Real Estate's weekly video series. I'm Jaime. And this is Mark. Oftentimes we talk about getting your house prepared for sale, and we talk about staging, painting, making things pretty.

Mark:
But what happens if you still have to live in the home while you sell it? We're here to give you four tips on how to sell your home while you're still living in it.

Jaime:
And prepare for your first open house. Tip number one is to depersonalize. We love walking into your home, learning about you, learning about your family, seeing photos of your first dog and your first day of school.

Mark:
I could spend all day looking at old pictures of you and your family. But so could buyers, and they often get distracted.

Jaime:
Take down your photos, clean off your nightstand. Just make it look like-

Mark:
Like no one lives there.

Jaime:
Nobody lives there.

Mark:
Tip number two, curb appeal.

Jaime:
We hate to say it, but people really do judge a by the cover.

Mark:
Right, and first impressions really matter. So when a buyer walks up to your home, and they spend three or four seconds just walking up the stairs, that can make a big impact.

Jaime:
So we suggest doing things like mowing your lawn before showings and open houses.

Mark:
Pressure washing the front steps, maybe adding a couple of flowers.

Jaime:
And speaking of flowers, they don't just belong outside your home, and that brings us to tip number three, the power of flowers.

Mark:
The power of flowers.

Jaime:
People don't just like to see life outside of your home. They like to bring life inside. So having some flowers to brighten up the space adds some vibrancy. And honestly, just to look pretty goes a very long way.

Mark:
And no matter what season it is that you're selling your home, we can always find the right flowers for you. Be it the fall where mums are in season or the winter where you can add some poinsettias on the table. And that brings us to tip number four, get out.

Jaime:
Get out. As much as you love your home, you might live in it also very heavily.

Mark:
You work from home. You eat from home. You don't like making your bed in the morning. Statistically speaking, the most foot traffic you're going to get when you're on the market is the first week.

Jaime:
And the first weekend, especially, with open houses and showings. So our recommendation is to use this time to treat yourself. Take a weekend vacation. Get away from the weekend and visit friends, go to the beach, and leave your home with us.

Mark:
Right. Trust us. You'll thank us in the long run.
