Randal:
What's an off-market sale. Stay tuned. Welcome back to Stay Focused, Focus Real Estate's weekly video series. And I do have to say it's very strange to stand here by myself and shoot this video, but I just thought I'd take a moment to go over what an off-market sale is. A lot of people ask us about those and it's something that we do a couple of year. We don't push them really hard. They're a special commodity for a special seller. So sometimes someone reaches out to us and says, "I don't want to go through the rigamarole of cleaning up the house and getting everything prepped. And I don't really care whether I actually sell or not, but if I could get this price, this could work for me." And that can often work for a seller that's in that position.

Randal:
Also, we've actually been working with sellers where they're thinking they're going to sell in the future, six, eight months in the future, contact us, say, "Hey Randal, listen. We're thinking about putting our house on the market in the future. Or we know we're going to be putting our house in the market in the future. Just wanted to let you know. So if anybody comes by and they're looking for exactly what we have, we'd really like you to expose our property to them. And if they decide to buy it off the market, this is something we're open to doing.'.

Randal:
There's just a couple of different scenarios for you, how an off-market sale can work. Some of the benefits that we really see our clients enjoy are a lot of privacy, some people are private, don't want signs in the yard, all of that. It's very, COVID-friendly. You have very few people from your house. It's also a no-negotiation situation. So it's not like there's a lot of negotiation. Your home isn't really on the market. It's not really for sale. This is my price. If you're willing to pay my price, then I'm willing to sell it to you.
