This week, Erik & Randal list the most common reasons a house won't sell.

Erik:               Welcome back to Stay Focused. Focused Real Estate's weekly video blog. We're here to chat with you today about five reasons folks. Five, five, five reasons that homes don't sell.


Randal:             There's a lot of reasons.


Erik:               Sometimes they don't.


Randal:             I know it's hard to believe in this market.


Erik:               Sometimes homes don't seel. One of the reasons why they don't sell is low motivation on the part of the seller.


Randal:             Yeah. You a home's gotta be available to show. Low motivation of the agent.


Erik:               Yeah.


Randal:             The seller and the agent might not have the motivation to make it happen. We've encountered time and time again where sellers just don't make property available to show.


Erik:               What's another reason Mr. Engelmann?


Randal:             How about condition? You know, more and more we're seeing that buyers really want to make a purchase of a property that's in good condition. They really want to move right in.


Erik:               Yeah, they're busy. Takes a lot of time and energy, buying a home that needs work.


Randal:             Certainly, with today's rising prices and the amount of money in income it takes to buy a home, it's hard to do something and then fix it up as well.


Erik:               Yeah.


Randal:             Sometimes it's just bad marketing. You've seen the pictures haven't you guys, of these houses that are on the market, that just have awful pictures? Do you wanna see 'em? I recently got a call from a real estate agent that called me for my expertise. He's like, "You sell a lot of houses in the area. Could you tell me why my house isn't selling? What's going on? I don't get anybody at the open house." I'm like, "Dude, you got some bad pictures." I mean, you gotta have decent marketing to reach the consumer.


Erik:               Exactly. It is still competitive.


Randal:             Yep, yep.


Erik:               Another reason why they don't sell, is title issues. Occasionally we come across a house or a condo that there is a cloud on the title, or there's an issue where the seller can't deliver a clean title. No bank is going to give a buyer funding to buy the house, if there's some, questions about the title.


Randal:             Indeed, indeed. No title insurance will cover that. Yeah. Title issues are a problem. Finally, the fifth reason a home doesn't sell is price. If the price is not compelling, the home won't be selling. Yeah. Even in today's market, there is still competition. The takeaway here is really, there's competition still in the market, no matter what's going on in the marketplace. You wanna make sure that you're competitive, and that you're positioning your property in a way that is going to get you the highest price for the best terms.
