Your home may be worth WAY more than you think. Don't risk leaving $ on the table. Work with an agent that will market your home properly.

What is your home really worth? Stay tuned.

Randal:
Welcome back to Stay Focused, Focus Real Estate's weekly video series. And today we're here to talk about what we're all talking about.

Erik:
What is your home worth?

Randal:
I mean, it may be worth way more than you think. This is in 20 years of our real estate experience, the most aggressive sellers market that we've seen.

Erik:
Unprecedented.

Randal:
And it's kind of extraordinary. And it's very interesting to sit back and or stay up or whatever you're going to do, and take a 30,000 foot view of what's happening in the real estate market. And we're here to kind of say, your house may be worth way more than you think. And to be completely transparent, which we really like to do, we're having a really hard time pricing homes because there's no comparables. Now what we are, is we're so far into this market that you're actually starting to see closed sales, and you're starting to see those estimates change and you're on that-

Erik:
And these closed sales are record highs.

Randal:
Are record highs, but it's still happening, right? So really taking that artistic approach and getting in there, pricing it right, exposing it. Now, here's the caution, right? This is really easy to sell homes for real estate agents. Again, more transparency.

Erik:
Yeah. Your home will sell if it is marketed reasonably, if it is priced reasonably, your home will sell reasonably quick. That's a given in this market.

Randal:
It's now, what are you leaving on the table if you do that? If you don't fully market your home, if you don't reach those internet buyers, if you don't take great pictures, if you don't take virtual tours, if you don't have floor plans, if you aren't doing video, if you aren't really hitting the web with the very best marketing you possibly can-

Erik:
And not taking this market for granted.

Randal:
Yeah. And I think there's a lot of agents that take this market for granted because it's a hot market when you're working with a seller.

Erik:
Absolutely.

Randal:
And so that's something that we really pride ourselves with here at Focus, is really going that extra mile, even when our job has become easier for ourselves. So it's really kind of taking a look at your market, taking artistic approach, really doing all the appropriate marketing, to make sure that we're reaching all those people, because one of the things you can't take off the table when you're marketing your home, is how many transactions we've done in the last 18 months from people that haven't even walked through your door.

Randal:
And if you have the right marketing ready for those people that can buy your home from California, New Mexico, Florida, wherever they're coming from, that's going to guarantee not only you get that price, but then take it up some.
